Whether we are doing a $250,000 renovation to an existing facility or constructing a new $75 million complex, Ajax prides itself on delivering projects on time, in budget and with the highest level of safety, customer service and quality.
1. Construction Manager at Risk
The Construction Manager at Risk delivery method fosters collaboration and focuses the entire project team (owner, architect and contractor) on finding the best solutions for the project. As a Construction Manager, Ajax has the responsibility for coordinating all subcontractor bids and hiring, while guaranteeing owners a maximum price for construction of the project. While the owner holds the design and construction contracts separately, Ajax serves as the consultant to the owner for both the design and construction phases. By working in concert with the architect/engineer early on, Ajax can offer valuable expertise when it comes to costs, scheduling and delivery methods, saving our owners time and money. Then, throughout the duration of the project, Ajax serves as the single point of responsibility for the project’s successful delivery.
2. Design Build
The Design-Build method works as a team effort to deliver a cost-effective turnkey project. Owners select the architect and contractor as a team that works in tandem under a single contract with one point-of-contact person for the project. The team effort begins with the concept and permeates the entire project from the design phase through construction to completion. In addition to saving time and money, it promotes collaboration between the owners, designers and builders.
3. Agency Construction Management
While serving as Agency Construction Manager, Ajax steps in as the agent for the owner throughout every stage of the project. During the design phase, we provide input to the architect/engineer and owner regarding cost estimates, best use of available funds, project scheduling, construction quality, contracting, procurement and other aspects of the project. Unlike CM at Risk or Design Build, the owner is responsible for securing the subcontractors for the construction phase, with Ajax coordinating as needed.
4. Program Management
When Ajax serves as a Program Manager, we act as the agent for the owner, establishing budgets, schedules, coordination, procedures and policies for the project. This partnership between the owner and Program Manager helps control costs, while keeping the project on schedule from beginning to completion.
5. Building Information Modeling - BIM
Building Information Modeling (BIM) is rapidly becoming the way buildings and even cities are being designed. By using one system of 3-D computer models rather than separate drawings, BIM saves time and money by offering greater efficiencies and accuracy when estimating, making alterations and communicating to solve problems. This virtual design tool integrates architecture with engineering by embedding information that can be shared among the project team. Ajax has been utilizing BIM since 2009, and our expertise continues to grow and evolve right along with this leading edge technology.
6. Public Private Partnerships – P3’s
Public-private partnerships (P3’s) are helping solve issues where public funding and resources are stretched or unavailable. By partnering with state and local governments to provide financing for capital projects, investments in P3 projects can offer long-term benefits for some communities. Ajax already has developed a team and strategy to offer P3 solutions to public entities.
7. Sustainable Construction
Ajax was early to embrace “green” building techniques, which has been part of our culture for years. Employees are encouraged to broaden their education on sustainable building practices, with 21 earning the LEED Accredited Professional designation by U.S. Green Building Council. As a result of our commitment to sustainability, Ajax is ranked in the Top 30 Green Builders by Southeast Construction magazine. To date, Ajax has been involved with 18 LEED Certified/Registered Projects, including 10 LEED Gold Certified. Included is the University of Florida’s state-of-the-art College of Business Graduate Studies building, Hough Hall. This project also won Ajax a Bronze Vision Award for going paperless on the $17.6 million project, streamlining the process and saving thousands of dollars in energy-related costs, as well as 1,000 pounds of paper during construction. Ajax also has completed sustainable projects in Georgia for the Georgia Peach Green Building Rating System, as well as projects earning Green Globe Certification.
